Commercial Ice Management and Deicing
Pre-treatment and deicing of walks, ramps, steps and lots with the right products, applied before and after freezing events.
In Middle Tennessee, ice is a bigger problem than snow. Freezing rain, black ice on cold mornings and refreezing meltwater create slick surfaces with little warning, and a small amount of ice on a sidewalk or ramp can lead to serious falls. Owners and managers have a duty to keep common areas reasonably safe, and having a plan before the first freeze is the best protection. Poorly chosen products can also harm concrete, metal and landscaping, so the right deicer matters as much as speed.
We manage ice with a plan and the right products. Pre-treatment with brine before an expected freeze helps keep ice from bonding to surfaces. Rock salt, calcium chloride, magnesium chloride or blends are chosen based on temperature, surface and nearby plants, and applied in measured amounts with calibrated spreaders. We treat entrances, ramps, steps, walks and key drive aisles first, return after refreezing and note every application. We also recommend fixing drainage and downspouts that create repeat ice patches, and we coordinate with plowing for properties that need both.

Ice Management FAQ
Will deicer damage concrete or plants?
Overuse can. We choose products and amounts that limit harm and avoid piling near beds.
What is pre-treatment?
Applying brine before a freeze so ice forms weakly and is easier to remove.
Do you treat in the middle of the night?
Yes. Ice events often need early morning work before opening.
Can you treat only walks and entrances?
Yes. Many clients focus on high-risk areas first.
How do you handle repeated icing in one spot?
We flag drainage, downspout or grading causes that can be corrected.
